Usually there are numerous home inspection companies in any city, so finding the right one – with the proper qualifications, reputable, honest and affordable nonetheless – can be a real challenge.

A home inspection is, basically, an opportunity to find out about any problems with the structure and systems within the house before the final purchase agreement is signed. Often, you can renegotiate the agreement so that the sellers can resolve at least some of the issues before you move in. By spotting problems before you make the purchase, a home inspection can save you a considerable amount of money you would otherwise spend on costly repairs. Moreover, if it turns out that the house requires major repairs in one or more respects, the buyers can demand the problems be fixed before the property is transferred to them, or subtract the cost of the repairs from the price of the house and do the repairs themselves.
Not every state requires home inspection companies to be licensed or certified to provide this service, but many do. If your state does not require certification, it is all the more important to find a reputable and honest company to perform your home inspection.
When looking for a home inspection company, check their qualifications, if they specialize in any particular part of the home inspection process, if they have any certifications or memberships relating to their field and so on. An ASHI certified inspector, for instance, must meet strict guidelines, standards of practice and code of ethics set by the American Society of Home Inspectors, consequently he would be a licensed, qualified, professional home inspector, offering quality services to prospective buyers and sellers.
Many states are now instituting requirements for Continuing Education for Home Inspectors as well, so be sure to ask any potential Home Inspector about whether they’ve taken classes to stay up to date on new building materials or techniques.
