Home Inspection Tips and Guidelines

Lawn Inspection

A Lawn Inspection is designed to ensure the topsoil is properly protected and there are no tripping hazards. A beautiful lawn adds to the aesthetic beauty of a property, thus increasing home prices & values, but the more important role of a lawn is to prevent erosion and washout of the topsoil. A large portion of the lawn filled with crabgrass or other weeds may be aesthetically undesirable, but with a planned program of weed control, seeding and fertilizing the problem can be corrected without costing a fortune.

Lawn Inspection – Common Problems and Solutions

If holes or sunken sections are detected during the lawn inspection, they should be filled in to eliminate a potential tripping hazard. In some cases, sunken sections are caused by the collapse of rotted, decayed or deteriorated construction debris buried on the site years before. All construction debris should be removed from the site instead of buried there.

Lawn Inspection

In some areas across the country, moles are a common problem in lawn maintenance. They burrow in the ground near the surface and create soft ridges in the process, spoiling the lawn’s appearance. If during the laws inspection you notice ridges over portions of the laws and they feel soft when you walk over them, there likely is a mole problem. Generally, this condition can be controlled through soil treatment.

Another common issue is sloping areas, which from a maintenance point of view are rather difficult to mow, even when mowing across the slope. In such cases, sit-down riding mowers should not be used when cutting the grass on a steep slope. Such mowers can topple over and severely or fatally injure the driver, so extreme care is essential.

In some homes, the steep sections of the lawn have been replaced by terraced areas, with steps that lead from one level to another. If this is the case, the lawn inspection should include these steps. Look for cracked, loose, deteriorated or missing sections, check for uneven treads and dimensional variations in the risers and if there are more than two steps, a handrail should be installed.
