A Roof Hatch Inspection should, first of all, check to see whether it is operational and ensure hatch safety railing system. A roof hatch provides access to a flat roof from the interior of a building, but you may also find one on a house with a pitched roof. In some older and larger structures, roof hatches were installed as a means of easy access. In about 30 percent of the cases when a roof hatch is present, the hatch covers cannot be opened.
With hatch covers that cannot be opened, it is likely that during re-roofing or maintenance asphalt cement sealed the hatch-cover frame, either accidentally or intentionally. If you come across this condition, record it on your worksheet for later correction.
Roof Hatch Inspection – Ensuring the Integrity of the Waterproofing Cover
The hatch cover is usually made of wood and is covered with either sheet metal or asphalt roll roofing. The integrity of the waterproofing cover is of particular concern. Check the cover for any cracked or open joints, and inspect the wood framing for any cracked or broken sections.
An access panel is also commonly referred to as a panel door. Panel doors can be wooden access panels, plastic recessed panels, recessed, non-fire rated, fire rated panels and other. Depending on the job that needs to be done, there are several varieties to choose from. Access panels come in a range of sizes and can also be customized to meet different needs.
They can be used for various applications, including plaster and drywall, roof access, plumbing fixtures, pipes, cables, special enclosures, ceiling spaces and many others. Generally, access panels are constructed of plastic or metal and blend in with the interior decor. They come with two standard frame options: a beaded frame or a picture frame.
A beaded frame is used in jobs when the surface is yet to be finished, while a picture frame is used where the solid flange sits on the surface of the wall or ceiling and covers the cut edge of the hole. A picture frame is also used when the surface has already been finished.
