Roof Vents Inspection – Common Problems
Most people don’t really pay much attention to roof vents until a problem occurs. However, they should be periodically checked and maintained in order to avoid any issues. Wind can seriously affect roof vents, especially if the home is located in an area susceptible to harsh winds. In time, the mounting screws can come loose. A simple check, especially after a storm, will help prevent leaking issues or other potential problems.

Many vents are non-powered, so they do their job just by being there. Such vents, however, can become a haven for birds or small animals that can clog the opening, thus reducing the vents’ efficiency. To avoid such problems, install some chicken wire or screening around the vent openings.
Every time you inspect the vents, carefully check the seal to the roof as well. Cracks naturally occur to the sealer, and hey may result in leaks down the line. The best solution is to add a coat of sealer twice a year – one at the beginning of the spring and one at the end of summer – to prevent any leaking issues.
After a few years of adding coats of sealer twice a year, strip away all the sealer and apply a new base coat. This will also allow for an inspection of the mounting screws and the seal to the roof. Proper maintenance of these items will prevent roof leaks in of the most troublesome spots on a roof.
